Is Puerto Pollensa a good place to buy property?

Puerto Pollensa is one of northern Mallorca’s most established residential and holiday locations. It offers beaches, a marina, restaurants, outdoor activities and several distinctive residential neighbourhoods. It can suit permanent residents, second-home owners and buyers seeking an easily accessible Mediterranean base.

What types of property are available in Puerto Pollensa?

The local market includes apartments, penthouses, townhouses, detached houses, luxury villas, country properties and building plots. Apartments are most common near the centre and waterfront, while larger villas are generally found in Llenaire, Gotmar and the residential areas surrounding the town.

Which is the best area to buy in Puerto Pollensa?

The best area depends on the buyer’s priorities. Pine Walk is ideal for frontline living and sea views. Llenaire offers larger villas and easy beach access. Gotmar provides a quieter residential setting, while Bellresguard is known for high-quality communities with gardens and swimming pools.

Are there frontline apartments for sale on the Pine Walk?

Frontline apartments do become available, but the number of properties directly beside the Pine Walk is limited. Well-presented homes with sea views and terraces can attract significant interest, so buyers should register their requirements with a local agent.

Can foreigners buy property in Puerto Pollensa?

Yes. International buyers can purchase property in Mallorca. They will generally need a Spanish NIE number and should appoint an independent lawyer to carry out legal and planning checks before committing to the purchase.

Can I rent out my property to holidaymakers?

A property cannot automatically be offered as a short-term tourist rental. The property must have the necessary authorisation, and regulations can depend on the property type and location. Buyers intending to generate holiday-rental income should ask their lawyer to verify the property’s licence and permitted use before purchase.

What is the difference between Pollença and Puerto Pollensa?

Pollença is the historic inland town known for its traditional architecture and old-town atmosphere. Puerto Pollensa, officially Port de Pollença, is its coastal town and marina. They are separate locations but are only a short drive apart.
